THE BIGGEST RISK OF BUYING LAND IN NIGERIA? YOU COULD PAY FOR IT, OWN THE DOCUMENTS, AND STILL LOSE EVERYTHING!

THE BIGGEST RISK OF BUYING LAND IN NIGERIA? YOU COULD PAY FOR IT, OWN THE DOCUMENTS, AND STILL LOSE EVERYTHING!

I love talking about land scams because I have seen things that would make you think twice before transferring a single naira to a land seller.

Imagine buying a plot, receiving your documents, and celebrating your investment, only to discover that the land has been sold to three other people, the family that sold it had no authority, or the government has allocated it to someone else.

Sadly, this is the reality of property fraud in Nigeria.

Here are 9 land investment risks every serious buyer must understand:

1. Disputed Ownership

An unauthorised Omonile, a single faction of a land-owning family, or an individual without valid authority could sell you land without the consent required to make the transaction valid. Worse, the same land could be sold to multiple buyers.

2. Fraudulent Property Documents

A fake Certificate of Occupancy (C of O), forged deed of assignment or counterfeit survey plan can look convincing. Never assume a document is genuine simply because it carries official-looking stamps and signatures. Verify it independently.

3. Government Acquisition

Imagine buying family land only to discover that the government has acquired it or that your plot falls within a restricted public development scheme. A community's claim to ownership does not automatically override government acquisition or an existing government allocation. Equally, a government allocation does not, by itself, resolve competing ancestral ownership claims or automatically guarantee that every underlying ownership issue has been settled.

4. Land Under Litigation

Some sellers will happily collect your money while the land is already involved in a court dispute. You could spend years fighting for an asset you thought you had secured.

5. Access Roads Sold as Plots of Land

A beautiful plot could be sitting on land legally designated as an access road. Before buying, verify the approved layout and survey to establish whether the plot encroaches on a road or right of way.

6. Unsuitable or Flood-Prone Land

That cheap land may be cheap for a reason. Waterlogged terrain, flood exposure, poor drainage and unstable soil can turn your dream building project into an expensive engineering challenge.

7. Undeclared Charges

The advertised price may be only the beginning. Surveying, legal fees, title perfection, development levies, community demands and infrastructure costs can significantly increase your total investment.

8. Off-Plan Development Risks

A developer may advertise a building project intending to fund construction entirely through subscribers' payments, without sufficient capital of their own. When sales fall short, inflation drives up costs, or cash flow dries up, construction can stall indefinitely, leaving subscribers with delayed homes and uncertain completion dates.

9. Unrealistic Valuations and Weak Development Prospects

A plot may be genuine but overpriced. Promised roads, rail lines and other infrastructure may be delayed or never materialise. Without real demand and sustainable development, your investment could remain stagnant for years.

HERE IS THE BIGGEST LESSON:

A genuine-looking document does not automatically mean genuine ownership. A willing seller does not automatically have the legal right to sell. And a cheap plot is not necessarily a good investment.

At BuyLekkiNowNow Realty, we understand that buying land is more than making a payment. It is protecting your hard-earned money, your family's future and your peace of mind.

That is why proper due diligence matters: investigating ownership and the seller's authority, verifying title and survey records, checking government acquisition and litigation risks, inspecting the land, confirming access, and assessing the property's development potential before you commit.

We do the difficult investigative work so you can make a more informed property decision.

Because the goal is not just to buy land.

THE GOAL IS TO BUY LAND YOU CAN CONFIDENTLY BUILD ON, HOLD OR RESELL.

Before you invest in Lagos, Ibeju-Lekki, Epe or Ogun State, ask questions. Verify. Investigate. Never let the fear of missing out rush you into losing your money.
