🚨 THE LAND YOU INSPECTED MAY NOT BE THE LAND YOU ARE BUYING!
Imagine paying ₦35 million or more for a beautiful plot of land in Ibeju-Lekki. The agent takes you to the site. You see the estate, inspect the surroundings, negotiate the price and receive a survey plan.
Everything looks perfect.
But there is one problem: the coordinates on the survey plan do not lead to the land you were shown.
What if the coordinates belong to another parcel entirely?
What if the land you inspected is under government acquisition, while the coordinates on the document point to a different location?
This is one of the reasons you must never buy land based on inspection, an attractive survey plan or a seller’s assurances alone.
📍 WHAT IS A REGISTERED SURVEY, AND WHY SHOULD YOU CARE?
A registered survey is a survey plan officially recorded with the relevant surveying authority in accordance with applicable procedures. It identifies a parcel of land through its location, boundaries, dimensions and geographical coordinates.
Think of it as a technical description that helps you establish where your land is on the surface of the earth, how far its boundaries extend and whether the physical parcel corresponds to the document presented to you.
But here is what many land buyers overlook:
A survey plan can look genuine on paper and still be used to mislead an unsuspecting buyer.
Some fraudulent sellers use coordinates belonging to a different parcel of land to market another piece of land. Others may present a survey plan that looks impressive but does not accurately identify the land being sold.
In surveying practice, people sometimes describe this as using a “flown coordinate” or a wrong coordinate. Whatever name is given to it, the real issue is whether the coordinates accurately correspond to the actual land being offered for sale.
🧭 HOW DO YOU PROTECT YOURSELF?
Never stop at collecting the survey plan. Verify it!
Here are three critical checks every serious land buyer should insist on:
1. MATCH THE COORDINATES TO THE PHYSICAL LAND
Engage a qualified surveyor to use the coordinates on the survey plan to locate the actual parcel on the ground.
The surveyor should check the boundary points, dimensions and available beacons against the survey information.
If the coordinates lead to a different location from the land shown to you, STOP!
Do not proceed until the discrepancy has been independently investigated and resolved.
2. VERIFY AND CHART THE SURVEY
For land in Lagos, the appropriate checks with the Office of the Surveyor-General can help establish the plan’s official record status and investigate whether the parcel falls within a mapped government acquisition or other relevant official designation.
Why is this important?
Because a seller could show you land that appears perfectly suitable for development while the actual parcel is affected by government acquisition.
Imagine paying millions of naira for land advertised as having a Certificate of Occupancy (C of O), only to discover that the coordinates relate to a different parcel and the physical land you bought has a serious acquisition problem.
Your money is at risk before you even begin construction!
3. VERIFY THE TITLE SEPARATELY
A registered survey does not automatically prove ownership. Neither does a successful survey charting exercise.
Your property lawyer should independently investigate the root of title, ownership history, the seller’s authority to sell and the relevant title documents, including any claimed C of O.
Remember: the survey helps identify the land. The title investigation helps establish the legal interest being transferred.
You need both.
⚠️ WHY YOU MUST NEVER NEGLECT SURVEY VERIFICATION
A mistake you could have discovered before payment may become an expensive legal dispute after purchase.
You could face:
• Buying a different parcel from the one you inspected.
• Paying for land whose boundaries overlap another property.
• Discovering that the land is affected by government acquisition.
• Being unable to establish the exact boundaries of your plot.
• Spending additional money on disputes, investigations and legal proceedings.
• Being unable to obtain the relevant approvals for building and development.
And the painful part? Some of these problems could have been identified before you transferred a single naira.

Do not be carried away by a cheap price, a beautiful estate entrance, an agent’s confidence or a document bearing official-looking stamps.
Ask yourself:
✅ Have I independently verified the survey plan?
✅ Have the coordinates been matched to the actual land on the ground?
✅ Have the relevant acquisition and charting checks been completed?
✅ Has a property lawyer investigated the title and the seller’s authority?
Your land inspection is not complete until you establish that the land you saw is the land described in the documents you are buying.
